Farnsworth Avenue and Bilter Road Subarea Plan

As development interest increased along the I-88 corridor, Aurora saw an opportunity to capitalize on the successful Chicago Premium Outlets located off the I-88/Farnsworth Avenue interchange. The City hired Houseal Lavigne to develop the Farnsworth Avenue and Bilter Road Subarea Plan. The City knew they needed the plan to be highly visual, specific, and supported by achievable recommendations. Houseal Lavigne facilitated a day-long charrette with property owners, potential investors, market and hotel experts, and City staff. The charrette included analyzing existing conditions, including market and retail, and preparing fast hand sketches to visualize potential. The team identified opportunities for experiential retail, hotels, casino, event space, indoor soccer, indoor go karts, and an aquatic center. A preferred concept plan was developed, including a detailed 3D model. Recommendations provide guidance on land use, vehicular and pedestrian improvements, wetlands and open space, streetscape, building placement and design, landscaping, parking lot location, trails, and future development.
