Hastings Vermillion Street Corridor Study

Located approximately 25 miles southeast of the Twin Cities in Minnesota, the City of Hastings has experienced significant growth and change. Vermillion Street, a 3-mile long arterial roadway, serves as a major regional arterial, the public face for those passing through the community, the primary commercial district, and connector of many of the City’s neighborhoods. Houseal Lavigne directed the Corridor Plan focused on the economic revitalization of the corridor and improving its market position. “Opportunity Sites” which serve as catalysts for future investment were selected and for each a detailed development program was prepared. Sites selected for development modeling included a wide range from vacant sites and antiquated commercial centers, to a historic river-powered mill targeted for adaptive reuse. Recognizing the national change in retail and population growth within the Twin Cities metropolitan area, integration of housing was encouraged in the corridor for the first time.
