St. Cloud Tech High School Redevelopment Plan

St. Cloud has frequently engaged Houseal Lavigne over the years to assist the City with a variety of planning and development assignments. In 2016, voters in Saint Cloud approved a referendum authorizing construction of a new high school to replace the existing Tech High School in the Lake George Neighborhood. The relocation and construction of the new facility spurred questions related to the best re-use or redevelopment of the now-vacant facility, while maintaining quality of life for the surrounding neighborhood and maintaining connections to nearby Eastman Park, Lake George, and Downtown. After rounds of robust community engagement, Houseal Lavigne developed detailed alternate 3D redevelopment concepts, which captured the redevelopment’s impacts, form, overall character, and economic potential. In addition, market and economic analyses were undertaken to determine land uses and densities that would be best supported, ensuring recommendations and development concepts were both realistic and attainable.
