Playland Park Redevleopment Plan
In a previous capacity, and as part of a multi-disciplined consultant team, Dan Gardner, Principal Associate with Houseal Lavigne, directed the market and economic analysis related to the redevelopment plan of the Playland Park site in Council Bluffs, Iowa. The study examined the impact that a new pedestrian bridge over the Missouri River linking Omaha and Council Bluffs would have on the development potential of the site. Recommendations were made pertaining to short, mid and long term phasing of a mix of commercial, entertainment and residential uses. The recommended mix was designed to maximize potential while being sensitive to the surrounding neighborhood. An extensive public process was incorporated into this process that included focus groups, workshops, interviews and a weeklong design charette.
